Airbnb turnover cleaning checklist: what every host should cover

A strong Airbnb turnover resets the property to the same standard every time: linens changed, kitchen and bathrooms sanitized, floors cleaned, supplies restocked, and any damage photographed and reported, all within the window between checkout and the next check-in.

Plan around the checkout-to-check-in window

The turnover window is the defining constraint of short-term rental cleaning. Most hosts set checkout in the late morning and check-in in the afternoon, leaving a few hours to reset the space. Same-day turnovers leave no room for improvisation, so the process needs to be consistent and the team needs reliable access.

Use a keypad or lockbox code that can be shared securely, keep a written guide with parking, building and Wi-Fi details, and make sure your cleaning team sees the booking calendar so turnovers are never missed.

Room-by-room turnover checklist

Guests notice the details. A consistent checklist keeps every stay at the same standard and makes reviews predictable.

  • Strip all beds; remake with fresh linens and arrange pillows to your listing photos
  • Replace all used towels, bath mats and kitchen towels
  • Clean and sanitize toilets, showers, tubs, sinks and mirrors
  • Wash, dry and put away any dishes; wipe appliances inside and out as needed
  • Check the refrigerator and remove anything guests left behind
  • Wipe countertops, tables, remote controls, light switches and door handles
  • Vacuum and mop all floors; check under beds and sofas for lost items
  • Empty all bins and replace liners
  • Reset furniture, décor and thermostat to your standard

Linen strategy: two to three sets per bed

Laundry is often the bottleneck in a fast turnover. Keeping two to three complete sets of linens and towels per bed means one set is on the bed, one is clean and ready, and a third can be in the wash or held in reserve for back-to-back bookings. It also protects you when a set is stained or damaged.

White or light neutral linens are easier to keep consistent and look crisp in photos. Store clean sets in a locked owner's closet, labelled by bed size, so the team can work quickly.

Inspect linens and towels at every turnover. Retire anything with persistent stains, pilling or fraying before a guest notices it; a single tired towel can undermine an otherwise flawless stay. Keeping a spare duvet insert and a set of pillow protectors on hand also helps when an unexpected spill happens close to check-in.

Restocking, damage reporting and photos

Every turnover is also an inspection. Photos taken immediately after a guest leaves, before anything is cleaned, create a clear record if you ever need to raise an issue through the booking platform. Photos taken at the end of the turnover show the condition the next guest received. Together, they protect both your property and your reviews. A good routine covers:

  • Restock toilet paper, soap, shampoo, coffee, tea and other amenities
  • Note low supplies so they can be reordered before they run out
  • Photograph any damage, stains or missing items as soon as they are found
  • Report issues to the host promptly, ideally before the next guest arrives
  • Take after photos of every room to document the condition at check-in

Licensing and local rules

Short-term rental rules differ between municipalities and can change. Before you list, and periodically afterwards, confirm the licensing and registration requirements that apply in your city, along with any condominium or building rules. Your municipality's official website is the best place to start.

It is also worth keeping your house rules, emergency contacts and building instructions current in the guest guide. Your cleaning team can check during each turnover that the printed guide, Wi-Fi card and any required notices are in place and in good condition, so nothing is missing when the next guest arrives.

Frequently Asked Questions

How long should I allow between checkout and check-in?

Allow enough time for a full reset plus a buffer for surprises such as a late checkout or extra mess. The right window depends on the size of the property and whether laundry is done on site. Larger homes and same-day turnovers benefit from having extra linen sets ready so laundry never delays the next check-in.

Should cleaners report damage directly to me?

Yes. Your cleaning team is often the first to see the property after a guest leaves, so they should photograph damage, stains or missing items immediately and report them to you promptly. Quick, documented reports give you the best chance of addressing issues through the booking platform and preparing the space before the next guest.

What should I keep in a locked owner's closet?

Spare linen and towel sets, backup toiletries, paper products, coffee and tea, cleaning supplies, replacement light bulbs and batteries. Keeping these on site lets your cleaning team restock during each turnover without extra trips, and a simple inventory list helps you reorder before anything runs out.

What determines the cost of house cleaning in Mississauga, Oakville and Brampton?

The cost of house cleaning comes down to how much time and care your home needs: its size and layout, its current condition, how often it is cleaned, the type of service, and any add-ons. A reputable quote also reflects proper insurance, WSIB coverage and vetted staff.

Move-out cleaning checklist for Ontario: room by room

A thorough move-out clean covers every room inside and out: cabinets, closets, appliances, bathrooms, floors and fixtures, all left empty and spotless. In Ontario it is less about recovering a deposit and more about a smooth handover, a good reference and a home that is ready for its next occupants.

How often should you deep clean a condo?

For most condos, a deep clean every three to six months, or roughly once a season, is a sensible rhythm alongside regular standard cleaning. Pets, children, frequent cooking, allergies and a well-used balcony can all justify a shorter interval.
