Why a move-out clean matters in Ontario
In many places, tenants clean to recover a damage deposit. Ontario is different: under the Residential Tenancies Act, landlords can generally collect only a last month's rent deposit, and damage deposits are generally not permitted. That does not make a clean unit any less important. A spotless handover builds goodwill with your landlord, supports a strong reference for your next rental and avoids disputes about the condition of the unit.
For landlords, a clean unit photographs better, shows better and rents faster. For sellers, a clean home makes the final walkthrough straightforward. Kitchen checklist
The kitchen is where most move-out cleans are judged. Once the cabinets are empty, every surface is accessible, which makes this the best time for a complete reset.
- Empty and wipe inside every cabinet and drawer
- Clean the oven interior, racks and the storage drawer
- Clean the refrigerator inside and out, including shelves, drawers and door seals
- Clean the dishwasher interior, filter and door edges
- Degrease the range hood, filter and backsplash
- Scrub the sink, faucet and drain area
- Wipe light switches, outlet covers and cabinet fronts
- Sweep and wash the floor, including under the refrigerator and stove if they can be moved safely
Bathrooms, bedrooms and living areas
Bathrooms should look as close to new as possible. Bedrooms and living spaces are usually quicker, but empty rooms reveal every mark on baseboards, walls and floors.
- Toilets cleaned inside, outside and around the base
- Showers, tubs, tile and grout scrubbed; soap scum and hard-water marks removed
- Vanities, medicine cabinets and drawers emptied and wiped
- Mirrors, glass and fixtures polished
- Closets emptied; shelves, rods and floors cleaned
- Baseboards, door frames and doors wiped throughout
- Interior window sills and tracks cleaned
- Light fixtures and ceiling fans dusted
- All floors vacuumed and mopped, including corners and edges
Condo move-outs: elevators, booking and timing
If you are leaving a condominium, check the building rules early. Most buildings require you to reserve a service elevator for moving day, and some limit move-outs to specific hours. Plan the clean for after the furniture is out, not before; a clean done around boxes and sofas will always miss something.

Final walkthrough and documentation
Before you hand over the keys, walk through every room with good lighting. Open each cabinet, check inside the oven and refrigerator, and look along baseboards. Take date-stamped photos of every room once the clean is finished; they are a simple record of the condition you left the home in.
Remove any items left behind, including the forgotten box in the storage locker or the cleaning supplies under the sink, and return all keys, fobs and parking passes as agreed.
Landlords and sellers can use the same approach in reverse: walk through with the outgoing occupant if possible, note anything that needs attention, and book the clean before showings or the next tenant's move-in date. Leaving a small buffer between move-out and move-in makes it far easier to handle any touch-ups without pressure.
